Property code: OC-M45300

A two-storey brick-and-timber lodge on a private estate just outside the Cotswolds, set at the end of a row of three with its own pontoon at the water's edge. Hundreds of acres of green space surround it, threaded with lakes and rivers that draw rare wildlife. There is room for seven guests across three bedrooms, so one family, two families sharing or a group of friends can settle in, perhaps even with space to spare. In the open-plan living area, a traditional wood burner is set into an exposed-stone inglenook, and the owner's relaxed style can be seen throughout in the form of pretty lighting, soft furnishings and artwork. Kayaks and paddle boards can go straight in from the pontoon in summer, and the estate has a shop, bar and restaurant within easy reach.

**Surrounding area**

- Cotswold Country Park and Beach (1 mile) has the UK's largest inland beach, plus water sports, mini golf and a climbing wall.
- The village pub (1 mile) offers another place to eat.
- The market town of Cirencester (6 miles) has shops, museums and places to eat.

**Living space**

- The dual-aspect living area catches the sun through the day.
- Soft seating is arranged for seven guests, with a dining table for eight.
- French doors look out across the lake.
- The compact kitchen sits round the corner, with an electric oven and hob, fridge/freezer, dishwasher and a Nespresso coffee machine.
- A washing machine is tucked into the corner of the hall behind the front door.

**Bedrooms and bathrooms**

- All three bedrooms are on the first floor, reached by stairs from the hall.
- The king-size bedroom and the double both look over the water.
- The triple bedroom has bunk beds and a single bed, along with games and books chosen for children.
- The family bathroom has a deep bath with a telephone-style shower attachment and a WC.
- A shower room with WC on the ground floor is handy after a day on the water or a muddy walk.

**Outdoor space and on-site facilities**

- The south-facing rear deck opens straight off the living space and has dining furniture and a charcoal BBQ.
- Seven wooden steps lead down from the deck to the rear lawn.
- An open, lawned garden wraps around the lodge, with French doors from the dining area.
- Private parking for one car is at the lodge, with further spaces in the main site car park.
- Included on site are water sports and fishing on the lakes, indoor and outdoor pools, and a gym with steam room and sauna at the Leisure and Wellness Club.
- Tennis courts, multi-games pitches, children's play areas, table tennis and boules are also included, with an outdoor pool and sauna at Mill Village.
- Bike and equipment hire, guided walks, soft play, yoga, cocktail making, beauty treatments and archery at the neighbouring site can be booked for an extra charge.

**Notable features and highlights**

- The private pontoon gives direct access to the lake for kayaking, canoeing and paddleboarding in the summer months.
- Evenings can be spent by the wood burner in its stone inglenook after long days in the fresh air.
- In winter the lake is left to wintering wildlife, which makes the garden a quiet spot for bird watching.
- A tall bookcase on the first-floor landing is filled with books for all ages and tastes.
- A welcome pack is provided, and a stairgate is available for the bottom of the stairs.

Sleeping seven, this lodge works well for two households holidaying together or a group of friends planning an active week outdoors. Kayakers, cyclists and anglers have the estate's lakes and pathways within walking distance, and younger guests can enjoy organised activities and play areas close by. Dog owners can bring two pets, which stay on the ground floor.
