Property code: OC-S45305

Set among lakes, waterways and open countryside in the Cotswolds, this contemporary lakeside home sleeps eight and works well for two families holidaying together or a group of friends. It stands on a holiday estate built around the water, with heated indoor and outdoor pools and a spa on site. The lake in front is a Site of Special Scientific Interest and carries no watersports, so the outlook stays tranquil throughout your stay. The interior has oak floors and a wood burner, with plenty of glass facing the water. This gives everyone somewhere to settle when the group wants a bit of breathing room.

**Surrounding area**

- The market town of Cirencester is 6 miles away.
- The village of Somerford Keynes is 1 mile away and has a welcoming pub.
- Cotswold Country Park, on the edge of the same village, is roughly 1 mile from the door.

**Living space**

- The kitchen is on the first floor, with a single oven and gas hob, a tall fridge/freezer, a microwave and a washer/dryer.
- A dining table beside the kitchen seats all eight guests for one sitting.
- The lounge has seating for eight and a Smart TV.
- Sliding doors lead from the lounge onto a westerly-facing balcony with a compact bistro table and chairs.
- A separate snug with a wall-mounted TV gives guests a second place to watch a film or read.

**Bedrooms and bathrooms**

- Two waterside bedrooms sit on the ground floor: a king-size room with an en-suite shower room, and a twin with en-suite facilities.
- Both of these rooms open straight onto the lower deck at water level.
- A third bedroom is a twin, with the family bathroom alongside it.
- The mezzanine bedroom on the second floor is open-plan, with a king-size bed and an en-suite shower room.
- Its open side looks down over the lounge and out to Swillbrook Lake, and the glazing on that side is left uncovered for gorgeous views.
- All four bedrooms are carpeted.

**Outdoor space and on-site facilities**

- The deck has a garden table and chairs for eight, along with a charcoal BBQ.
- A shared lawn sits beside the property.
- Tennis courts and cycling routes run through the estate.
- The Activity Hub runs nature-inspired crafts and Nature Explorers wildlife sessions, and there is a soft play area for younger guests.
- On-site eating covers a restaurant, a pizza shack and a tipi bar, while the market stocks holiday essentials.
- There is parking for one car at the property, with additional parking in the main car park.
- The bedrooms are on the ground floor. The kitchen and lounge are one flight up, with the mezzanine bedroom above that, so there are stairs between the levels.

**Notable features and highlights**

- The wood burner takes the chill off autumn and winter evenings.
- Heated indoor and outdoor pools are open to guests, and spa treatments can be booked during a stay.
- The protected status of the lake, and the absence of watersports on it, keeps the water calm all season.

Groups of up to eight will get the most from it, whether that is friends taking a long weekend or grandparents joining in for half term. It also suits anyone who wants the water right outside and enough happening on the estate to fill a week without getting in the car. The lake makes for slow mornings. There is plenty on the estate for busy afternoons, followed by a quiet corner to sit in.
